The Best Way To Sell A House...Ever

After examining each of these methods Anthony concluded the following:

  • The Front Yard Sign is nothing more than a lead generator for the real estate agent (won’t sell the house)
  • Open Houses (The traditional kind) are purely a lead generation technique (won’t sell the house)
  • The MLS is very effective and necessary to get a home sold especially when leveraged to it’s full potential (will sell the house)

Look at almost every real estate yard sign you see.  What are the elements on that sign.

Almost always you get:

  • Company Name
  • Agent Name
  • Agent Phone
  • Maybe a website or other agent contact information

So why is that a problem?  Simple:  If a random person (or even a neighbor) drives by the property, based on the sign, what do they know about your house?

The answer: 100% NOTHING!  They don’t know the price, how many bedrooms, square footage or what school district it is in.  Simply put, if they call the agent’s phone number, the odds of that potential buyer actually purchasing your home are very slim.  But…that agent just generated a very valuable buyer lead from the mini billboard they placed in your yard.

Did or will the sign ever sell your house?  NO!

More and more agents are recognizing this fatal flaw but when it comes down to it, the pressure from their brokers to generate leads causes the self branded mini billboard to be prominently displayed in your yard with no benefit to you.

The traditional open house goes like this.

The agent, first thing in the morning places out a trail of open house signs for a mile or two in order to attract prospective buyers.

Just as with the sign, you have to ask yourself “What does that buyer know about the house before they ever get there?” and again the answer is a big fat NOTHING.

After all the only thing listed on the directional sign is just an arrow generally pointing in your home’s direction, the words “Open House” and maybe the agents contact information.

This tells that prospective buyer absolutely nothing whatsoever about your house before they get there.  They don’t know how many bedrooms, baths, square footage, price, age, school district, lot size, etc. etc. etc.

For the agent on the other hand, this is perfectly fine.  They know that anyone who walks in the door is a prospective buyer for them even if they don’t want to buy your house.

Depending on which report you read, statistics say that less than one percent of all homes sold were sold to a buyer who’s first initial contact with the home was an open house.

If that’s the case, then why to real estate agents do them?  The plain truth is to get more leads and if they get lucky and sell your home to one of those buyers then it is their lucky day.
