The Best Way To Sell A House...Ever

Some of our marketing materials and brochures used to say that we guaranteed that because we’re so confident in our ability to attract the right buyer immediately that if you’re not satisfied with the final price you get that you can cancel with no obligation. That is no longer the case for the following reasons.

The power of this Amazing Open House process is mesmerizing and we believe it invokes crazy seller syndrome. LOL! Sellers would be astounded at how many people show up to their open house and even though we almost always get the comparable value or higher, the sellers would think the home was obviously worth more because of the mind blowing results.

Even though we would tell a seller in the beginning that their home is worth $600,000 (for example) and we would get 32 offers in one day and the highest and best one was $605,000, they would reject the offer. They would believe that if over 200 people showed up to a single open house and 32 offers were generated that they surely could squeeze another 10 or 15 thousand out of the house.

So they would cancel the listing with us because they thought…OK we gave it a try…and they would list it with another agent.

Clearly despite our many attempts to explain to them that this was not a traditional process and they needed to realize that EVERYONE who might be interested in their home was already at our Amazing Open House.

So the new agent lists the home for $615,000 and the home sits…and sits…and sits… for months. Price reduction after price reduction and finally the home sells for $570,000 4, 5 or 6 months later which is a real shame because they could have had the $605,000 immediately and been on with their life.

Because of this we decided it wasn’t fair to the seller to let them think they know more about real estate than someone who has sold many hundreds of homes and allow them to make really bad decisions. Likewise it wasn’t fair to us because we did exactly what they asked and more in lightening speed and even though the new agent couldn’t get the home sold like we could, they would get paid a commission while we never received a penny.

If someone wants to cancel we put provisions in every listing agreement that allows someone to cancel at any time for an appropriate fee.
